After years of planning, setbacks and infrastructure groundwork, Frisco’s long-anticipated Firefly Park is finally gaining visible momentum. With five cornerstone projects breaking ground by the end of 2025, the massive mixed-use development near US 380 and Dallas Parkway is positioning itself as a defining destination in Frisco’s next phase of urban expansion.
From high-rise living and retail to a boutique hotel and event venues, Firefly Park aims to become a fully integrated live-work-play district. The mixed-use development is expected to be built in multiple phases, ultimately totaling an investment between $2.5 billion and $4 billion.
“It’s no secret why Frisco has been one of the fastest-growing cities in the U.S.,” Wilks Development President Kyle Wilks said in an official statement. “It embodies everything we want in a community…. We expect Firefly Park to continue the success and further stimulate the growth that began in Frisco several decades ago.”
Here’s a breakdown of the 2025 construction timeline and what’s on the horizon:
The Noc: August 2025
Leading the way is The Noc, a five-story mid-rise apartment building with 187 thoughtfully designed units and over 340,000 square feet of space. Construction begins in August with delivery expected in 2027. Amenities include a resident fitness center, pool, golf simulator lounge, dog wash stations and more. Units will range from studios to three bedrooms, with a projected construction cost of $46.3 million.
Waterside Chapel: September
Set beside Firefly’s central water feature, a 5,000-square-foot event chapel will begin construction in September. Designed for weddings and private gatherings, the space will feature picturesque views, sweeping windows and architectural elements that blend seamlessly into the park’s natural surroundings.
Retail And High-Rise Living: November
By the end of 2025, vertical construction begins on two major components:
- Retail Promenade: Firefly’s waterfront promenade will welcome 120,000 square feet of retail activated by curated dining, shopping and walkable energy from nearby apartments, offices and the future Dream Hotel.
- Aurora Apartments: An 18-story tower named Aurora will offer 233 high-end units, including penthouses. Alongside amenities similar to The Noc, Aurora will include an exclusive clubroom with a bar, appealing to residents seeking luxury and skyline views.
Looking Ahead To 2026: Dream Hotel And Office Space
While technically outside of the 2025 window, early 2026 will see the start of Firefly Park’s 150,000 square feet of Class A office space and its highly anticipated Dream Hotel. These two components are designed to anchor the district’s commercial core, offering shared amenities and direct access to green space.
Delays And Revisions
Firefly Park’s journey hasn’t been seamless. Originally acquired in 2015 and branded as “Frisco North” and later “Oxbow at Frisco,” the project faced years of planning and rebranding. Though infrastructure construction kicked off last spring, momentum stalled in January 2025 when Frisco’s Planning and Zoning Commission rejected several site plans due to zoning and engineering concerns.
The rejected plans included a hotel, office building, parking garage and public plaza. But since then, developers have revised their proposals and realigned with city standards — getting the project back on track.
As vertical construction begins, Firefly Park is finally shifting from concept to concrete, setting the stage for a transformative new chapter in Frisco’s story.
