A sizable 260.4-acre tract of farmland along Berend Road in Pilot Point changed hands, setting the stage for future residential development in one of North Texas’ fastest-growing areas.
The buyer, Dallas-based Talley Land Development, is positioning the site for long-term development. The land, currently agricultural, sits just east of FM 377 and a mile north of FM 455, close to existing infrastructure and adjacent to land already held by the buyer. Pilot Point ISD also owns 100 acres across the road, earmarked for future school development.
Population Growth and Road Expansion Go Hand-in-Hand
“Over the past few years, Pilot Point's population growth has surpassed well over 25% annually, placing it among the fastest-growing communities in North Texas,” Younger Partners Executive Vice President Ben McCutchin said in an official statement. “There are multiple incoming master-planned communities and a lot of development going on down Farm to Market Road (FM) 1385.”
That surge is driven in part by the expansion of Farm to Market Road 1385, which is set to be widened from a two-lane rural road to a six-lane urban thoroughfare spanning 12 miles, from US 380 to FM 455.
This roadwork is just one piece of a broader infrastructure push that includes reconstruction along US 380, FM 2931 and more. “This road construction will continue to influence the growth of Pilot Point, located at the end of the project,” McCutchin said. “Pilot Point and the surrounding communities are likely to experience exponential growth in the coming decades.”
Master-Planned Communities on the Horizon
While the newly sold land isn’t ready for immediate development, the surrounding area is already seeing major movement. The city of Pilot Point lists more than 20,000 new housing units planned across master-planned communities such as Bryson Ranch, Talley Ranch, Four Seasons, Pecan Creek, Mustang Ranch, Eland Ranch and Creekview Meadows.
According to Younger Partners, median home values in Pilot Point, currently at $391,685 according to Esri, remain significantly lower than those in neighboring Frisco ($575,000) and Prosper (over $700,000), making the area appealing to homebuyers seeking more affordability without sacrificing access to job centers.
Following the Long View
The land was sold by the estate of the late Gene McCutchin, who originally purchased it in 2000. At the time, the area was far removed from the steady tide of North Texas growth, but his investment was a bet on the region’s future. That future is now arriving.
As major roadways like the Dallas North Tollway push north and the Denton County Outer Loop takes shape, Pilot Point’s accessibility to regional employment hubs in Frisco, Prosper and Denton continues to improve. McCutchin noted that the area is also seeing growth in industrial, logistics and retail sectors, including e-commerce and distribution, further reinforcing the long-term development potential of this once-sleepy stretch of Denton County.
“This will be an ideal site for a new home development in the next five to 10 years, located near schools in a more affordable part of this growing region,” McCutchin said.
