In the far reaches of Frisco, a new chapter in luxury living is underway. City leaders and developers recently celebrated the ribbon-cutting of phase one of The Preserve, an exclusive custom home enclave within the expansive 2,500-acre Fields development.
Bordering the Omni PGA Frisco Resort and steps from the PGA of America headquarters, The Preserve is set to raise the standard for high-end living in the region.
A Community Rooted in Heritage and Vision
The Preserve is part of the nearly 2,500-acre Fields development, a master-planned project that reflects both regional growth and local heritage. Named after Texas banker and rancher Bert Fields, Jr., the project is described by developers as a blend of past and future, offering modern living that honors the area's deep roots.
“We want to honor the legacy of the Fields family and embrace the natural beauty,” said developer Fehmi Karahan, the mastermind behind Legacy West and now Fields. “I think we've done a great job.”
Positioned near major roadways and adjacent to the soon-to-open Universal Kids Resort, Fields is set to become a magnet for employment, housing and recreation.
“It used to be that to get Fortune 500 companies, they would go wherever the C-suite wanted to live,” Frisco Mayor Jeff Cheney said during the ceremony. “Now they're actually thinking more about their employees, about where employees want to raise their family and live. And Fields is a part of absolutely delivering that.”
A Who’s Who of North Texas Luxury Builders
The Preserve occupies 267 acres within Fields and features 233 multi-million-dollar custom home lots. Ten of North Texas’ top luxury builders, including Alford Homes, Coats Homes and Sharif & Munir Custom Homes, have signed on to build homes ranging in price from $3.5 million to over $10 million. “All together we can deliver something that North Texas does not have,” said Karahan.
According to project officials, 128 lots have already been sold, and 18 homes are currently under construction, with that number expected to rise to 40–50 by mid-summer.
Extraordinary Investment, Exceptional Environment
Karahan also emphasized the extensive investment made to ensure an exceptional living environment. “Not bragging about the numbers, but our partnership spent over $20 million landscaping,” he said.
The homes at The Preserve are designed to maximize privacy, comfort and connection to the surrounding environment. Many will feature timeless architectural styles with open floor plans, high ceilings, expansive glass walls and indoor-outdoor transitions. Sustainability is also a focus, with several builders incorporating green design, energy efficiency and water conservation into their homes. But, of course, these homes also have million-dollar views (literally).
“We’ve done everything we can architecturally, design-wise, to provide golf views at most of our lots,” Karahan said. He compared the quality of the development to Highland Park but pointed out a key differentiator: “Highland Park does not have 25 miles of bike and hike trails like we have here at Fields.”
Residents of The Preserve will also have access to the Brookside Club, a private amenity center featuring a pool, fitness facility, tennis and pickleball courts, a playground and easy access to those trails and PGA golf courses.
A Case Study for the Future of Suburban Living
Frisco Mayor Jeff Cheney called The Preserve a landmark development, saying, “When this project is completed… the rest of the country is going to come here to view this as the case study for how you build a community.”
Mayor Cheney emphasized that The Preserve offers a blend of what's rarely seen in the U.S., combining walkable urban amenities with the feel of a traditional suburban neighborhood, all while providing easy access to parks and green space.
“I believe there's been nothing like this done in the entire country, and it may never be done again to be able to blend all these elements,” Cheney said.
With its resort-style amenities, natural beauty and architectural ambition, The Preserve is setting a new standard, not just for Frisco, but for luxury communities across the country.
