A pair of adjacent residential developments is set to bring 396 new homes to Celina, marking a $115 million investment that reflects the area’s rapid population growth.
National homebuilder Taylor Morrison is behind both projects, Yardly Frontier and Yardly Sutton Fields, which will offer build-to-rent homes designed for modern renters seeking space and flexibility.
What To Expect
Yardly Frontier will be the larger of the two, with an estimated price tag of $60 million. This community will feature 246 one- to three-bedroom homes, including single-story cottages and two-story units with garages. Floor plans will range from 700 to 1,400 square feet.
Just next door, Yardly Sutton Fields is expected to cost $55 million and will include 150 two-story, single-family detached homes. These units will offer two to four bedrooms, garages and range from 1,400 to 1,800 square feet.
Each development will include its own leasing office and pool, while residents will share a dog park and open green space between the two neighborhoods. Construction will take place at the northeast corner of FM 1385 and Tudor Place, with leases expected to begin in late 2026.
Why Celina Is Booming
With a current population of more than 43,000 residents, Celina is among the fastest-growing cities in North Texas. More than 800 people move to the area every month — a trend driven by the continued expansion of the region’s suburban ring.
What once began as an exodus from Dallas to Plano and Frisco has now evolved further. As those cities become economic hubs in their own right — drawing major employers and urban-style development — cities like Celina are benefiting from the northward growth pattern that’s defined the region for decades.
Affordability, family-friendly communities and proximity to job centers in Collin, Dallas and Denton counties have turned Celina into a magnet for families and professionals alike.
Responding To Explosive Growth
The surge in population has directly impacted the Celina Independent School District, which grew by 838 students from the previous academic year, bringing total enrollment to 5,300 students for 2024–2025.
Projections suggest Celina ISD could double in size within five years and quadruple within a decade. Officials warn that several campuses are already at or near capacity, and all campuses are expected to exceed their limits within three years without intervention.
To address the issue, voters in May overwhelmingly approved a $2.295 billion bond package, one of the largest in Texas this year. The bond will fund the construction of one new high school, two new middle schools, seven elementary schools and a new early childhood center, allowing the district to keep pace with its growing student population.
Suburbs of Suburbs: The DFW Expansion Continues
Celina’s story is emblematic of a broader trend transforming North Texas. As Plano and Frisco evolve beyond their suburban identities and become self-contained economic engines, surrounding towns like Celina are stepping into the spotlight. The area’s momentum is so strong that locals have begun calling the sprawling region “DFFW” — a nod to Dallas-Fort Worth’s ever-expanding urban footprint.
With upscale housing options, highly rated schools and continued infrastructure investment, Celina is no longer just a rural escape, it’s one of North Texas’ fastest-rising stars. And with more developments on the horizon, its future looks even bigger.
