Why Home Builders Are Betting Big On Celina

The city is attracting major builders for the next frontier of suburban growth

As one of the fastest-growing regions in the country, North Texas continues to attract attention from major homebuilders and developers eager to meet the region’s surging housing demand.

Among them is Taylor Morrison, a national homebuilder doubling down on its investment in the area with the launch of The Ranch at Uptown Celina, a new master-planned community that will add more than 450 homes just northwest of downtown.

According to Taylor Morrison Dallas Division President Tom Cawthon, the company is confident in Celina’s future, and they’re designing communities that meet the needs of today’s homebuyers.

Why Celina? Why Now?

Celina isn’t just rapidly expanding, it’s among the fastest-growing cities in the entire country. Just think, only 10 years ago, Celina’s population was just over 8,000. Now it’s over 54,000. 

“With the continued investment in its infrastructure from the city, as well as the regional expansion of the Dallas North Tollroad and Collin County Outer Loop, Celina is well-positioned to be the location of choice for those seeking to live in suburban DFW,” Cawthon told Local Profile.

That combination of access and planning is setting the city apart.

City leadership’s proactive planning, especially in infrastructure, utilities and parks, has made the growth sustainable, similar to other North Texas cities that are further built out.

Location Reigns Supreme

According to Cawthon, proximity to job centers along the Dallas North Tollway is another major factor behind Celina’s explosive growth. But it’s not just geography. “The small-town feel and thoughtful growth by city leaders has positioned Celina as a true destination of choice for new home buyers in DFW,” he added.

As they say, in real estate, “it’s all about location, location, location.”  Cawthon said.

And that’s no different for Taylor Morrison. The extension of the Dallas North Tollroad has been a key factor in Celina’s rise, making it easier for residents to commute to employment hubs in Plano, Frisco, Dallas and beyond. Large employers such as Toyota, PepsiCo, Ericsson and the Dallas Cowboys’ operations at The Star in Frisco are all within commuting distance.

What Makes Celina Different from More Established Suburbs?

While Plano, Frisco and Prosper are beginning their last years until buildout, Celina represents the next frontier of suburban growth.

“Celina is the next step northward on the Dallas North Tollroad,” Cawthon explained. “The city has long anticipated the growth and has worked very hard to put the infrastructure in place to accommodate it.”

From upgraded water capacity to community parks and road improvements, Celina has laid the groundwork for a wave of new residents

A New Kind of Master-Planned Community

So, what are buyers looking for in a master-planned community today?

“Now more than ever, people want to be engaged with their local community,” Cawthon said. 

At The Ranch at Uptown Celina, for example, that means walkability to Celina’s historic downtown, a focus on parks and green space and a mix of home styles and price points to appeal to different kinds of buyers.

The development spans 150 acres and will ultimately include more than 450 homes from Taylor Morrison and Toll Brothers. It’s part of the larger Uptown Celina community, which is expected to deliver approximately 2,500 homes at full buildout.

Now, homes are selling in Uptown Celina, positioning builders like Taylor Morrison at the forefront of North Texas’ next chapter.
