On April 29, 2025, the Frisco Station Partnership officially broke ground on a $50 million medical office building, marking the beginning of the long-anticipated Health and Wellness District at Frisco Station.
Developed by Dallas-based Cambridge Holdings Incorporated, the 85,800-square-foot facility is scheduled to open in late 2026. It will be the first health-focused component within the 242-acre, mixed-use development known for its award-winning urban design.
What To Expect
Positioned at the northwest corner of Dallas North Tollway and Warren Parkway — adjacent to The Star, the Dallas Cowboys’ headquarters — the building will serve as a highly visible and accessible anchor for the district. Frisco Station already boasts a well-established mix of residential, office, hotel, retail and entertainment offerings.
The three-story building will be anchored by Compass Surgical Partners, Orthopedic Institute of North Texas and Lam Vascular & Associates, which will jointly operate a 13,200-square-foot ambulatory surgery center and clinic space. Other confirmed tenants include Elite Imaging and specialists in OB-GYN, interventional radiology and orthopedic spine care.

Cambridge, a national healthcare and mixed-use developer with a strong North Texas track record, brings its “healthy real estate” philosophy to the project. With construction now underway, the medical office building is expected to open by the end of 2026.
The Future of Health and Wellness in Frisco
At full buildout, the Frisco Station Health and Wellness District will span 35 acres, offering a fully connected ecosystem of healthcare services, wellness-oriented workspaces and public amenities. The district will integrate with Frisco’s regional trail system and 30 acres of parkland already in place, emphasizing access to nature, movement and community.
“The continued growth in Frisco and North Texas overall has created an increasing demand for healthcare services, including hospitals, medical office buildings and specialized care,” said Jean-Claude Saada, Cambridge chairman and CEO, in an official statement. “Cambridge’s thoughtfully developed projects streamline outpatient care, enabling more precise diagnoses, more effective treatments, better patient experiences and faster recoveries.”
A Growing Hub
Frisco Station already features more than 700,000 square feet of Class A office space, four residential communities and three hotel properties, including Canopy by Hilton and the AC Hotel Dallas Frisco. The broader project is being led by the Frisco Station Partnership, which includes Hillwood, VanTrust Real Estate and The Rudman Partnership.
“Frisco Station is a new kind of mixed-use development built from the ground up using a next-generation telecommunications platform to enable real-time connectivity through each of the three foundational pillars: smart, creative, healthy,” a statement from Frisco Station developers previously said. “It’s where the best and brightest come together to enjoy a higher quality of life, improved productivity and strong community.”
