The highly anticipated Beacon Rail District luxury apartment community is now open in Frisco’s historic Rail District, marking a major milestone in the city’s multi-million-dollar downtown revitalization plan.
As the first and only residential apartment community in downtown Frisco, the Beacon offers a rare blend of boutique living and neighborhood charm in one of Texas’s fastest-growing cities.
Located at 7291 Elm Street, the Beacon places residents steps away from locally owned shops, restaurants and entertainment venues.
Boutique Living With High-End Design
Developed by CAP Multifamily, the Beacon Rail District offers just 18 exclusive apartment homes. Each residence is designed with meticulous attention to detail, featuring premium materials such as high-grade crown molding, hand-selected brick, solid-core doors and advanced window designs for both style and energy efficiency.
Inside, residents will find designer lighting, custom facades and original artwork from local artists. This curated approach extends to the common spaces as well, with a private co-working area, a spacious fitness center and a hotel-style lounge designed for both entertaining and relaxation.

Grand Opening Celebration
The official ribbon-cutting ceremony will take place Friday, Aug. 15, at 10 a.m., featuring remarks from city leaders and property developers. Attendees can enjoy exclusive tours, refreshments, networking opportunities and a guided art experience led by the Visual Arts Guild of Frisco.
Later that afternoon, from 3 to 5 p.m., CAP Multifamily will host a “sip and see” for the community, offering wine and small bites from local restaurant partners.

Downtown Revitalization
The city of Frisco is investing heavily in its historic downtown. On June 7, 2024, city leaders broke ground on the long-anticipated Rail District Redevelopment project. With more than $68 million earmarked for improvements, the plan includes reconstructing Main Street, closing a portion of 4th Street to make way for an event plaza and building a multi-story parking garage to support future growth.
“Every world-class city has a great downtown,” said Mayor Jeff Cheney at the groundbreaking event. He described the project as a chance to blend Frisco’s historical identity with new opportunities for connection, outdoor dining, live music and walkable public spaces.
Construction on the Rail District Redevelopment is expected to wrap up in mid-2026.
