McKinney Keeps Growing: 785-Acre Development Planned

McKinney’s growth continues to accelerate with the approval of a major new project: Huntington Park, a 785-acre mixed-use development just north of US 380. During a June 3 meeting, McKinney City Council members signed off on the zoning request, clearing the way for construction to begin in the coming years.

Proposed by Dallas-based Billingsley Company, Huntington Park is set to bring a diverse mix of residential and commercial uses to one of the city’s fastest-growing areas.

The Community

The development will include a variety of housing types, single-family homes, townhomes and urban multifamily units, alongside commercial and retail space. The layout divides the site into distinct zones:

  • Single-family homes will be located on the west and south sides.
  • Multifamily units will anchor the center of the community.
  • Commercial space is planned along the north and east edges.

This distribution aims to create an accessible neighborhood while reducing traffic congestion and protecting adjacent land uses. A date for construction to begin has not been established.

Preserving McKinney’s Natural Character

One of the most notable features of the Huntington Park plan is its commitment to green space. Approximately 63 acres of heavily wooded open space in the far northeast corner of the property will be preserved. This area will act as a natural buffer between the development and nearby properties, while offering passive recreational opportunities for residents.

Billingsley emphasized its intent to preserve existing trees and maintain the area’s natural beauty, adding ecological value to the development and aligning with McKinney’s broader sustainability goals.

More Developments Planned for McKinney

Huntington Park is just one of several major projects reshaping McKinney. Another significant plan, Long Branch, a $1.3 billion mixed-use community at the northwest corner of US 75 and the future 380 bypass, was recently approved and will add multifamily homes, office space, retail and hospitality over the next decade.
