A new upscale residential development is coming to McKinney as Milhaus and FrontRange Capital Partners break ground on Atheria at West Grove, a high-end apartment and townhome community designed to house nearly 400 residents.

Located at 8701 West University Drive, Atheria is located within the city’s new 52-acre West Grove master-planned community — a pedestrian-friendly destination that will feature McKinney’s first Whole Foods Market, along with curated restaurants, retail shops and two acres of dedicated park and event space.

“McKinney is, arguably, one of the best markets in North Texas, and Atheria at West Grove’s thoughtful approach to high-end suburban living, integrated within a vibrant mixed-use community, is anticipated to attract individuals and families alike,” said Ben Mantor, development associate at Milhaus, in an official statement. “This sets a new standard in the fast-growing DFW suburban market.”

What To Expect

The 389-unit project will blend luxury townhomes and apartment flats, offering a mix of floorplans with upscale finishes. Townhomes will include two-car garages, two bedrooms and two-and-a-half baths, farmhouse-style kitchen sinks, wine refrigerators, front porches and covered balconies. Apartments will come in one-, two- and three-bedroom layouts with covered patios and “tuck under” garages for each building.

Residents will have access to top-tier amenities, including:

  • A clubhouse with a full swing golf simulator
  • Indoor/outdoor fitness center
  • Pet spa
  • Furnished pool cabanas
  • Fire pits and grill stations
  • Co-working spaces, a billiards and media room
  • One-acre park with pickleball courts, a large dog park and events lawn

Just 30 minutes north of Dallas, McKinney is one of Collin County’s fastest-growing and most sought-after cities. McKinney was recently ranked the most affordable city in the U.S., with a cost-of-living index of 97.5, three points below the national average.

The city’s appeal isn’t just catching national attention; it’s also reflected in local sentiment. According to the 2025 National Community Survey, residents gave McKinney high marks for safety, inclusivity, economic vibrancy and neighborhood design, placing the city above national averages across multiple categories.
