CapRock Partners announced the acquisition of 15.3 acres in McKinney for the future McKinney Air Business Park, a two-building, Class A industrial complex totaling about 250,000 square feet. Groundbreaking is scheduled for early 2026.

Boost For McKinney’s Growth

The project will sit next to McKinney National Airport and benefit from upcoming infrastructure improvements, including the construction of Spur 399, an eight-lane freeway linking U.S. 75 to U.S. 380. The airport itself is undergoing a major expansion, adding a new terminal, extending its runway and preparing for commercial passenger service.

“With its strategic location near major transportation routes and a growing economic base, McKinney Air Business Park will help drive business expansion and regional growth,” said Taylor Starnes, vice president of acquisitions at CapRock Partners, in an official statement.

Why It Matters Locally

McKinney’s reputation as one of the fastest-growing cities in Collin County continues to attract new companies. According to the statement, McKinney’s pro-business environment, low taxes and streamlined regulations make it an appealing option for manufacturers, distributors and logistics providers looking for modern facilities.

The new complex is expected to offer high clear heights, ESFR sprinklers, LED lighting, large truck courts and ample parking to meet the needs of a wide range of industrial users.

Part Of A Larger Pattern

The Northeast Dallas submarket, where McKinney sits, has become one of the region’s strongest institutional industrial areas, with neighbors such as CBREIM, EastGroup, Transwestern, Core5, Dalfen Industrial and Greystar already established nearby.

According to CapRock, Texas is central to its long-term investment strategy and McKinney’s rapid growth made it a natural choice. The firm emphasized its commitment to building facilities that meet today’s needs while preparing for the future of the U.S. supply chain.

Looking Ahead

While specific tenants have not yet been announced, the project represents another milestone for McKinney’s ongoing economic expansion. With construction beginning in 2026, residents can expect the industrial park to bring new business opportunities and strengthen the city’s role as a key player in North Texas development.
